Q: Why do I see such a large variation on fees advertised by Estate Agents?

A: The answer to this is quite simple – you get what you pay for! Estate Agencies operate as any other businesses do, and need to ensure they are profitable in order to survive. Any agency offering substantially lower fees will inevitably have to cut back on customer service and marketing. Don’t always be influenced by the actual sales fee before instructing an estate agent. Clearly you need to investigate what services are provided together with the calibre of staff that you will be entrusting to sell your home.

 

Q: I have been told I need an EPC when marketing my property for sale. What is it?

A: An EPC is an Energy Performance Certificate and it is now a legal requirement for estate agents to ensure they have these in place within 28 days of commencing marketing a property. The costs of an EPC will vary but the norm is around £75.

I understand further legislation will change with regard to EPC’s in October this year.
