Guide to Lettings Fees

In order to apply for any lettings properties through Michael Poole, you will have to pay an administration fee. This consists of (figures include VAT):

£180 A Single Person Application Fee payable to cover the cost of credit references, move in costs and associated administration cost.

£70 Any Additional Person Referencing Fee payable to cover the cost of credit references, move in costs and associated administration cost.

£50 A Guarantor administration fee payable in respect of each guarantor when applicable, to cover our additional costs of credit references.

£300 A Company referencing fee payable to cover the cost of credit references, move in costs and associated administration cost.

£15 A Tenancy deposit registration fee, payable to cover the cost of registration and administration.

£60 A Tenancy extension / renewal fee payable when applicable, which covers the cost of preparing a new tenancy agreement in respect of the property.

£75 A Check out fee payable when applicable, which covers an agreed proportion of the cost of checking the inventory at the end of tenancy.

£100 Pet Deposit / Bond, covers the added risk of property damage. it will be protected along with your deposit / bond and returned accordingly at the end of your tenancy

£75 Express Move in Fee. This covers additional organisation required when a tenant is required to move into a property within a 5 day period.

£30 Tenancy Amendment Fee. This covers additional administration requirements when a tenancy commencement date is requested to be ammended.

£25 Landlords reference fee. Payable when a lanadlord reference is required by the tenant.

£25 Rent Arrears Chasing / Late Rent. Payable if the accounts department are required to contact the tenant/s regarding non-payment / late payment of rent.

£25 Aborted Property Inspections. Payable when a property inspection is arranged and confirmed with the tenant, ut the tenant does not allow access or is not present without prior 24 hours notice. 

On finding a suitable property all tenants over the age of 18 years are required to be referenced and credit checked through our designated reference company.

 

Throughout the tenancy there are other costs that must be covered on top of the rent. These might include:

Utilities (gas, electricity, water and telephone).

Council Tax.

Television licence.

Installation of cable/satellite.

Insurance (for your personal and own contents).

Garden maintenance.

At the end of the tenancy the below costs may be applicable:

Professional cleaning of the property.

Dilapidations.

Extension and renewal documentation fee.
