What types of sites are of interest?

What part does planning play?

Land tends to be offered for certain in one of three ways.

  1. With planning consent.
  2. 2. Without planning consent.
  3. 3. Subject to planning consent.

When a piece of land is sold subject to planning, the interested buyer will agree to buy the site and exchange contracts as long as they are able to secure the planning consent they need to develop on the land. (This agreement will be covered by what is known as either an option or conditional contract). So it becomes the buyer's responsibility to submit the planning application at their own cost and when/or crucially if the planning consent is granted the sale will be completed. And while selling a site in this manner has risks and can be protracted a lengthy process It is by no means insurmountable.

With close on 30 year's Estate Agency experience, Ian McClelland is a very familiar face around the town. Over the years, he has gained an intimate and unrivalled knowledge of all matters relating to property sales, valuations, letting and auctions in and around the Billingham, Wynyard, Norton & Wolviston areas. You can often here Ian telling customers ͞I have the best job in the world͟ and his flexible approach to work means he is always available and on hand to visit customers outside of normal working hours. So, if you're thinking of buying selling or renting in Billingham or if you just fancy picking his brains, Ian should be your 'Go to Guy'. A keen swimmer and runner, Ian has participated in many Great North Run and Great North Swim events and even the occasional triathlon. His passion though is cycling and it is not unusual for him to cover 100 miles on a Sunday ride out with his cycling buddies. The apple of his eye though is his 8-year-old Springer Spaniel Sky and he loves nothing more than a long walk on the beach with her.
